FAQs for Buyers
I want to purchase a home but I'm unsure where to start in the process. Where should I begin?
Well first and foremost its important to find out how much you can comfortably afford and how much your monthly payments will be and in order to do that you will need to reach out to lenders and they will prequalify you based off of your debt to income ratio.
What if i don't know any lenders?
We have preferred lenders that our client’s have worked with and loved that we can help set you up with. We also ensure that our preferred lenders continue to have the best rates available for our clients.
Now that i am pre-approved with a lender what happens next?
We discuss with you what you are looking for in a home. What areas do you prefer? How many beds/baths. Style of home, price point ect. Once establish all of these factors we set you up on a custom search through the MLS which allows you your own access to the MLS and every night new listings will be emailed to you that fit your criteria.
What happens once I find houses I want to see?
You would send those houses to us and we would work with your schedule and setup private showings of each home for you to see.
I found a home that I want to buy, how do i put together an offer?
We would work with you on what you would feel comfortable offering. We would go over the Purchase Agreement with you so you felt comfortable with the contract. We would also go over the seller’s disclosures and any other questions you might have.
My offer was accepted by the seller, what are my next steps?
Now that your offer has been accepted we typically have 10 days to conduct any all inspections of the home. We have a preferred home inspector that we use. You can also decide to do a radon inspection and pest inspection. During this 10 day period you can choose to walkaway from the purchase agreement at anytime without any monetary loss besides what you paid for inspections.
Now that we are past the appraisal what is next?
During this time the lender will ask for more documents from you that the underwriter is requesting. Once the underwriter approves the file they move the file to closing.
My lender is stating that we are clear to close, now what happens?
Now your lender takes the lead of the transaction and will order an independent appraisal of the home. This is to ensure that the home is worth what you are paying.
Now that we are past inspections what is next?
We would schedule a time with the title company for you to come in and sign all of the closing documents. The lender will inform you on how much money you will need to bring to close.
FAQs for Sellers
I'm thinking about selling my home but I have no idea where to start?
We suggest you first contact us to do a free Comparable Market Analysis (CMA) on your home. We will pull all recent sales from the area so to give you a better idea on what your home will sell for.
What if there are things that I need to update or fix on my home. What's worth fixing and what isn't?
When we first meet with you to go over your (CMA) we will also conduct a thorough walkthrough of your home and help you to decide what is worth fixing/updating and what isn’t. We also help with staging your home so that it can appeal to most buyers.
Is there a specific time of year that is best for selling my home?
Slightly but with how demanding the housing market is right now almost anytime of the year is the best time to sell. The “hottest” months to sell are typically April through August because of the nice weather and school being out for summer break.
My house is ready to hit market, now what happens?
We would schedule professional photos to happen at your home with our professional trained photographer. Once we receive these photos back we can have your house on the market within a few days.
How do showings work on my home?
Buying agents will reach out to us directly with showing requests of days and times. We will then inform you of these times and make sure they are ok. We will leave a lockbox on your home and only licensed real estate agents will receive the code for access. We will then provide you with any feedback that we receive from the showings.
What happens once we receive an offer(s) on our home?
We will go over each offer with you entirely to make sure you are comfortable with the offer and happy with the terms. There is also always an opportunity to counter an offer if needed.
We accepted an offer on our home, What's next?
The buyer will have 10 days to conduct any inspections they wish. Once inspections are complete the buyer will either move forward with nothing altered in the contract, ask for repairs, ask for money off or withdraw their offer. After we make it through inspections the bank will schedule an appraiser to tour your home and appraise the home at fair market value.
Now that we are through the inspections and appraisal what is next?
We wait until the lender gives the buyer the clear to close on your home and we schedule your closing with the title company. After that depending on the terms with the contract you would schedule your moveout date.
